Features:
Home Theater The home theater is a room that can be also used as a musical instrument practice studio, quiet home office or an exercise room. The room is optimized as a home theater with light control, soundproofing, ventilation, independent heating controls, and provisions for a large screen front projection system for a commercial movie theater experience. The room incorporates several design features utilized by commercial sound recording studios to control unwanted sound from leaving or entering the room. Foremost, the room is a "room within a room" where the wall studs and the ceiling joists are framed separately from the existing structure of the house. This construction insures that there is no direct structural contact between the walls and ceiling of the theater and the basement walls and the floor joists of the living room above. When the structure of the ceiling vibrates in response to loud sound within the theater, the floor joists of the living room above and the walls are mechanically isolated. Sound transmission is reduced further with the addition of fiberglass inside the ceiling and walls. Furthermore the walls and ceiling of the theater are constructed with two layers of 5/8 inch drywall with a sound damping material between the two layers which is especially effective in absorbing low frequency sounds. To reduce sound from entering or leaving the theater through the door, an acoustical door was constructed of two layers of 3/4 inch plywood with an internal core of drywall and damping material and commercial door seals surrounding the edges and bottom of the door. The advantages of soundproofing are obvious. One can watch movies late at night without disturbing people sleeping above or the neighbors. The home theater also includes in-wall conduits for wiring to the left and right front, center, two subwoofers, and left and right rear surround speakers from a built-in equipment cabinet. Conduits are also built-in between the equipment cabinet and the ceiling to provide concealed wiring to a ceiling mounted front projector. The equipment cabinet is wired for cable service providing high-speed Internet, telephone, and digital cable for direct access to sports and movies in high definition. The built-in, open-faced equipment cabinet has adjustable shelves to accommodate equipment and future equipment upgrades. The cabinet also includes built-in shelves to accommodate over 300 DVDs and CDs. Three rows of recessed ceiling lights have individual or combined dimmer controls to set the lighting for desired ambience. The room has continuous ventilation utilizing quiet fans and sound absorbing ducts and its own thermostat. The home theater does not convey speakers, projector, screen, electronic equipment, furnishings or software. This home provides a Heat Recovery Ventillation System and a Pre-installed Radon Ventillation System. Enjoy living in a quiet neighborhood that adjoins Buttermilk gorge and is minutes to Ithaca College, downtown and Cornell Univeristy. You will love the lush, mature landscaping and naturally beautiful setting.
